Most summers in North Naples run on muscle memory. The snowbird tide goes out, a few rooms take a slow week, and the corridor from Vanderbilt Beach Road to Immokalee looks the same in September as it did in May. This one is different, and it will read differently by October.
The center of gravity has moved. Mercato's Piazza is roughly three times the size it was a year ago, a 300-seat Greek room now anchors the block where Burntwood Tavern used to sit, and a stretch of Vanderbilt Beach Road you drive past every week has quietly re-tenanted around people who live here rather than people who visit. If you have been on the road, at the beach, or at the club and have not been paying attention, here is what to catch up on before the fall wave lands.
The Piazza Tripled, and a New Anchor Opened With It
The Mercato Piazza expansion had been on paper for over a year before anything moved. Ground actually broke on July 23, and the plan will triple the size of the central Piazza along Strada Place, with the goal of creating a more connected, pedestrian-friendly environment. The new footprint stretches from Beeline on the north side down to Narrative Coffee Roasters on the south, with expanded seating, additional shade and a state-of-the-art performance stage replacing what used to be a small turf square around the banyan tree.
The timing was not incidental. Violi opened Nov. 10 alongside the reimagined and expanded Piazza at 9110 Strada Place, Suite 6145, taking the corner that had cycled through Burntwood Tavern and Taberna Burntwood. It is a 300-seat Greek restaurant from DineAmic Hospitality, the Chicago group behind the original Violi in the suburbs there. What matters for a resident is the pace: the restaurant launches with dinner service only, lunch service will begin in about two weeks, and Violi opens daily for happy hour at 3 p.m. with a special menu of "boukia," or light bites. A 3 p.m. happy hour with a Greek small-plate menu is a summer utility, not a special-occasion room.
The block around it has churned in ways that add up. Waxin's opened its Swedish-American restaurant next door, Beeline cocktail lounge launched across the street, and buildout began nearby for Shake Shack, which is expected to open before the end of the year. Going the other direction, after 11 years at 9108 Strada Place, CAVO Lounge has permanently closed, which leaves a large, visible footprint on the Piazza that will not sit empty long. If your default weeknight rotation still runs Burntwood, CAVO, and a Bravo table, none of those addresses serve the same purpose anymore. It is worth walking the Piazza before the season crowd relearns it in November.
The Vanderbilt Beach Road Corridor, Quietly Re-Tenanting
Two miles west, the Galleria Shoppes at Vanderbilt on the northwest corner of Airport-Pulling and Vanderbilt Beach roads has been doing its own quiet reset. The Cave Bistro & Wine Bar and the adjoining Naples Wine Collection both closed earlier this year, and the adjoining spaces will become Ambrosi & Sons, an Italian market and hospitality venue, leased in late October for another synergistic business model. Expect the new business to launch in early 2026, which by the current summer means the buildout is visible from the parking lot.
Two doors over, The Good Pour, a Florida-based wine and spirits retailer, is opening its sixth location next year at the Galleria Shoppes at Vanderbilt, in the 1000 Building — the new four-unit building behind the CVS pharmacy outparcel on the corner of Airport-Pulling and Vanderbilt Beach roads, and they leased the entirety of that building. A single wine retailer taking a full four-unit building on that corner is a real bet on daily residential traffic, not season foot traffic. On the wellness side, SweatHouz, a wellness studio featuring infrared saunas, cold plunge, vitamin C showers and private luxury suites, is opening two area locations soon in North Naples, at the Shoppes at Vanderbilt and at the new Tree Farm Plaza.
Head north on Airport-Pulling and Ridgeport Plaza is doing the heavier lifting. Sprouts Farmers Market opened on May 15, a 24,491-square-foot store representing the Phoenix-based chain's second location in Collier County following its 2019 launch at Logan Landings. Sharing that plaza, a relocated Golf Galaxy performance center will open in late summer, transitioning from its current freestanding building in the Promenade at Naples Centre to a newly renovated 20,780-square-foot inline space. Two Projects That Will Change How You Move Through the Neighborhood
Two infrastructure items are worth putting on the calendar because they change the shape of daily errands.
- Vanderbilt Beach Road, going east. The Vanderbilt Beach Road extension is expected to open later this summer, adding about 7 miles east from Collier Boulevard to 16th Street Northeast in Golden Gate Estates, with final construction touches and traffic signal installations underway. For a North Naples resident, the practical effect is a second east-west route into the Estates that has not existed in living memory, which will pull some of the Immokalee Road traffic during peak morning windows.
- The NCH campus, going pediatric. NCH Healthcare System announced a $350 million expansion at its North Naples campus in partnership with Nicklaus Children's Hospital, adding a four-story, 156,000-square-foot pavilion that significantly upgrades pediatric and maternal care in Collier County and reduces the need for families to travel outside the region for specialized services. That is a rare piece of institutional news that actually matters at the household level for families in Quail West, Mediterra, Talis Park, and the rest of the North Naples gates.
Neither of those makes a Friday night plan. Both change what the neighborhood will look like a year from now, and both are the kind of thing residents should know before someone at a club dinner mentions it first.
Why the Window Closes in the Fall
The reason to walk the Piazza in July, sit at Violi's bar at 3 p.m. in August, and try the new Sprouts run in September is that a lot of oxygen is about to enter the room. Three sizable openings are aimed at Waterside Shops between now and year-end, and each one will move reservation patterns across the whole north end.
Eddie V's Prime Seafood is targeted for summer 2026 on a Waterside outparcel, known for seafood flown in from pristine waters around the world, premium hand-carved steaks, and an award-winning wine list with more than 300 wines, with live music trios nightly in the V Lounge. The RH Naples project is a one-story, 29,382-square-foot retail space with six separate galleries connected by landscaped courtyards and glass-roofed walkways, surrounding a central 4,143-square-foot, 174-seat RH restaurant and wine bar beneath an elongated glass atrium, targeted for late 2026. And on the retail side of Waterside, Christian Dior and Brunello Cucinelli boutiques will soon replace the former Williams Sonoma store inside the mall, with interior work already underway for Dior and Brunello Cucinelli's buildout following construction document approval on July 28.
North of Waterside, Connors Steak & Seafood plans to open a new 10,000-square-foot restaurant in North Naples in early 2026 at the southeast corner of Immokalee Road and Tamiami Trail North, featuring the restaurant's signature upscale-casual design with USDA Prime steaks, fresh seafood, fine wines and craft cocktails. Add Shake Shack landing at Mercato before the end of the year and the picture is clear. By January, the residents-only quiet on the Piazza, the walk-in seat at Violi, and the empty lot at Sprouts are going to look like a specific window that closed.
That is the piece worth noticing. Summer in North Naples used to be the season where nothing changed. This summer, it is the season where residents get first look at almost everything that will define the next twelve months on the corridor.
