Bonita Bay Marina and Golf Access: What Buyers Need to Know

A buyer touring Bonita Bay for the first time usually forms one impression fast: this is a community built around water and golf, and surely both come with the house. The brochures show the marina. The listing photos show a fairway. The gate fee covers the beach club. It would be reasonable to assume the rest follows the same logic.

It doesn't. Bonita Bay runs three separate amenity systems under one gate, and each one has its own rulebook. Understanding which rules apply to which amenity, before you write an offer, is the difference between a smooth closing and a buyer who finds out in month two that the thing they bought the house for isn't actually attached to the house.

Three Systems, One Gate

Start with what genuinely is included. Every home purchase in Bonita Bay comes with access to the master homeowners association amenities: the community's private beach park off Hickory Boulevard, roughly 12 miles of walking and biking trails, and the waterfront parks, including Riverwalk Park, Spring Creek Park, and Estero Bay Park. Riverwalk Park also has a community boat ramp and kayak launch, open to any resident regardless of which of Bonita Bay's more than fifty named neighborhoods they buy into, from Marina Isle and Bayview to Hidden Harbor, Waterford, and Rookery Lake.

That's the easy tier. The other two, golf and boating, are where the assumptions start to break down, and they break down in opposite directions.

Golf Requires the House. The House Doesn't Guarantee Golf.

Bonita Bay Club, the private entity that operates the community's five golf courses across a West Club campus in Bonita Springs (Marsh, Creekside, and Bay Island) and an East Club campus in Naples (Cypress and Sabal), currently requires home ownership in Bonita Bay for every golf membership tier it offers. You cannot buy your way into full golf privileges from outside the community. Ownership is the entry ticket.

But ownership only gets you in the room. It doesn't get you a tee time. The club runs a multi-tier structure that climbs from an entry-level waitlist position up to full access, and the tiers differ meaningfully in what they allow. At the lower end, members hold a waitlist position and can play the East Club courses with 24-hour advance booking while they wait for a Reserve Golf opening. A step up, members get seasonal golf privileges from May through October with three days of advance notice, plus tennis, pickleball, fitness, and dining access year-round. Only the top tier carries full, unrestricted access to both campuses.

The cost of getting onto that ladder has moved substantially in a short window. In 2020, the club's full golf initiation fee was reported at $95,000 with annual dues near $16,200. By May 2023, that initiation fee had risen to $150,000 with annual dues around $19,500, and buyers were already describing a multi-year wait for a full golf opening. By June 2026, a Naples golf community comparison put the initiation fee at roughly $225,000 with annual fees near $22,500. That's more than double the 2020 figure in six years, layered entirely on top of the price of the home, which the ownership requirement makes non-negotiable if golf is the goal.

The sports-tier entry point has climbed too, from $42,500 in 2020 to $60,000 by 2023, with dues moving from $6,660 to $10,110 over the same stretch. The direction is consistent even where the exact current figure needs to be confirmed directly with the club at the time of an offer, since rates and tier structures are subject to change without notice.

For a buyer comparing Bonita Bay to a bundled golf community, where the membership is baked into the home price with no separate initiation fee, this is the number that actually needs modeling. The home price is one line item. The club is a second, and at Bonita Bay it's a second line item with its own waitlist, its own escalating cost, and no way to access it at all unless the first line item, the house, closes first.

The Marina Doesn't Care Whose Name Is on the Deed

Flip the logic entirely for boating. Bonita Bay Marina sits on the Imperial River inside the gates, offers 98 wet slips and dry storage for roughly 326 vessels up to 34 feet in length, with a facility-wide maximum draft of 36 inches. It's semi-private, owned by a group of Bonita Bay residents, and it operates as its own entity separate from both the master HOA and the golf club. Its own materials are direct about what that means for a buyer: marina access and privileges are not automatically included with the purchase of property in Bonita Bay. Getting a slip requires a separate application and fee, and current availability has to be confirmed with the dockmaster, because counts and waitlists change.

Pricing scales with boat length rather than with home value or neighborhood. Published 2026 rates show dry storage starting around $596 a month and wet storage around $667 a month for boats 20 feet and under, with lift storage starting near $685 a month plus an additional $70 a month for extra height. Move up to a 30-foot boat and sample rates from the same 2026 rate period run closer to $961 a month for a wet slip and $891 a month for dry storage. There's no version of this where owning a more expensive home, or one in a neighborhood literally named Marina Isle or Marina Pointe, moves you up the list. The waitlist runs through the marina's own dockmaster, not through the property ledger.

For boaters who don't want to chase a slip at all, Sweetwater Lifestyles has operated a boat club and charter service out of the marina since 1992, running everything from sunset cruises to fishing charters without requiring ownership of a boat or a slip. It's worth knowing about before assuming the only path onto the water is buying in.

What This Means at the Closing Table

If golf is the point, budget for the initiation fee and dues as a second transaction that only becomes possible after the first one closes, and get the club's current tier structure and waitlist position in writing before you assume timing. If boating is the point, don't let a home's proximity to the water, or a neighborhood name with "Marina" in it, stand in for confirmed slip access. Call the marina directly, ask about current wet slip and dry storage availability for your specific vessel length, and treat that answer as a separate contingency from the real estate contract itself.

The version of Bonita Bay in the marketing material is one lifestyle. The version a buyer actually closes on is three separate systems that happen to share a gate. Getting the sequence right, house first for golf eligibility, application first for a slip regardless of the house, is what keeps a good decision from turning into a frustrating first season.
